When it comes to US States that epitomize a so-called "southern" culture, Georgia has to be near the top of the list. This can, of course, mean different things to different people. In many ways, it's aptly described by music.

To some, it's the country and western Georgia of songs like The Devil Went Down to Georgia and Georgia on my Mind. For others, it's the rap and R&B scene of 'Hotlanta'. But however you think about, Georgia is a unique melting pot of cultures and geographies.

Some come for the scenic Blue Ridge Mountains or beautiful beaches of Georgia's Golden Isles. But there's also things like the historic city of Savannah, or the famous University of Georgia Bulldogs in Athens. And obviously you have the huge metro-area of Atlanta, home to 6 million people.

If you decide to stay for good after a visit, you'll find that's Georgia's building regulations are comparatively uniform and straightforward. Included in the Official Code of Georgia Annotated (OCGA) is the Unfirom Codes Act. This act, administered by the Georgia Department of Community Affairs Building Codes Division, includes a number of mandatory, state-wide codes that are based on the model codes from the ICC.

In addition to the base model codes, many of the codes have Georgia-specific amendments as well. While local governments have the option to handle enforcement of the codes themselves, they must use the same codes as those adopted by the state.

One interesting note is that the statewide codes are applicable to ALL construction in the state, regardless of where or not local enforcement exists. So if you were hoping to avoid by some of the code requirements in Georgia by building in a more rural area, that isn't actually legally possible.
